Terms & Conditions

These Terms & Conditions govern reservations made directly through the JLiving website and apply to all stays managed by JLiving Rental Homes LLC, Dubai, United Arab Emirates.

By making a reservation through our website, you agree to the following terms.

1. Reservations & Payment

All direct bookings are subject to availability and confirmation.

Full payment is required at the time of booking unless otherwise stated. Payments are processed securely via Stripe.

A booking is confirmed only once payment has been successfully processed.

2. Check-In & Check-Out

• Check-in: From 3:00 PM

• Check-out: By 12:00 PM

Early check-in or late check-out may be available upon request and subject to availability.

Guests must provide valid government-issued identification prior to arrival, in accordance with UAE regulations.

3. Cancellation Policy

Cancellation terms depend on the selected rate at the time of booking.

Unless otherwise stated:

• Cancellations made within the allowed cancellation window may qualify for a refund.

• Cancellations outside the allowed period are non-refundable.

Refunds, where applicable, are processed to the original payment method.

4. Security Deposit

A refundable security deposit or card authorization may be required prior to check-in.

JLiving Rental Homes LLC reserves the right to charge for damages, excessive cleaning, or violations of house rules.

5. Guest Responsibilities

Guests agree to:

• Respect the property and building regulations

• Avoid parties or events

• Avoid excessive noise

• Not smoke inside the property

Only registered guests are permitted to stay in the apartment.

Any damage caused during the stay may result in additional charges.

6. Building & Community Rules

Guests must comply with all building management and community regulations, including use of shared facilities.

Access to amenities such as pools or gyms is subject to building rules and availability.

7. Liability

JLiving Rental Homes LLC shall not be held liable for:

• Loss or damage to personal belongings

• Building-wide service interruptions beyond our control

• Delays or force majeure events

Guests are encouraged to arrange appropriate travel insurance.

8. Governing Law

These Terms & Conditions are governed by the laws of the United Arab Emirates.
